Q: How much experience have you in house building?

A: Stephen Foley has over 22 years in the building industry and has extensive experience in building warm, comfortable and beautiful, cost effective, ecological houses.

 

Q: What are the advantages of timber frame houses?

A: Timber frame houses are 30% quicker to build than a traditional block built house. They define green, energy efficiency, and sustainability. Approximately 70% of houses build around the world are made of timber frame. See also Timberframe Benefits.

 

Q: How energy efficient are timber frame houses?

A: Timber frame houses are extremely efficient, It is easier to get a BER A rating with a timber framed house.

 

Q: How long does it take to build a timber frame house?

A: It is possible to move into your house within 6 months, as soon as the frame is built, tradesmen such as Electricians, Plumbers, 2nd fix joinery can typically commence work without delay.

 

Q: How do timber frame house costs compare with traditionally built houses?

 

A: The overall cost of a timber frame is very similar to a block built house, the advantage of the timber frame build is speed and flexibility.

 

Q: Can you assist with mortgages?

Q: Do I have to have my own land?

A: Yes, you need to have a site where planning permission can be granted for building a house.

Q: How much deposit do I need?

A: When you're building your Dream Home and you already have the site through purchase or gift YOU MAY NOT NEED A CASH DEPOSIT. For Example, If you have a site valued at €40k and you are looking at a cost of building being around €200k (including 10% contingency) you can look to borrow up to 90% (first time buyer, 80% second time buyer) of these figures. So in this example the cost of the site plus the build is €240k. Assuming the house is worth at least this on completion you can borrow the full €200k (first time buyer) or €192k (80%) second time buyer so either no deposit required or a small €8k deposit.

 

Q: Can I submit my own home plans.....

A: Absolutely, it is your dream home and we will be pleased to quote. Just Email your plans to us.

 

Q: When are payment schedules agreed?

A: The payment schedule is agreed upon signing the contract. Payments are usually released in stages when work completed is signed off by your engineer.

 

Q: Are there any difficulties in obtaining finance for timber frame houses?

A: All financial institutions make no distinction between a block build and a timber frame house.

 

Q: What preparations must I make for my site?

A: An access roadway must be provided for our trucks and you will also need to meet all the requirements of your planning permission, tree planting, effluent treatment plant, provide water, electricity, etc.

 

Q: Can I upgrade my interior finished?

A: If you choose the turnkey finish, you will have a generous allowance for your kitchen, tiles, floor finish and painting.This is your opportunity to use your interior designer skills to achieve the finish you want.

 

Q: How are changes to designs handled?

A: Any design changes will be passed to our architects who will make the relevant agreed changes.

​ Q: Are the plans you offer sufficient for planning permissions application?

 

A: Our architect drawings are only part of the documents you will require to make a planning application, your engineer will submit site layout map, OS maps and other relevant documents such as the results of percolation tests, etc.

 

Q: Do timber frame houses incur any additional insurance costs?

A: There are no additional insurance costs for insuring a timber frame home.

 

Q: Can I have a traditional block build house?

A: Yes. We have extensive experience in building block houses.
