How To Proceed

The following diagram gives a high level overview of the main processes involved in the building of your new home. These are further explained in more detail below. Needless to say we will be more than happy to guide you through each stage of the process.

Note: This process assumes the Client already has access to land on which to build the home.

Process Description

The general steps involved in buying from us can be seen below. These may very from customer to customer and will be fully explained and agreed with you throughout the entire process.

Stage 1: Explore the Designs

Check out the website for the house of your dreams. Would you prefer a bungalow, a dormer, a 1,5 storey or a 2 storey?  The style of house needs to fit in with other houses near your building site.  Read the Home Finishes section and see to what level we can finish your house. If you already have a design, email it to us at info@dhireland.com and we will be happy to provide you with a free quote.

 

Stage 2: Choose your Home

Select a house from our catalogue. You can order a Basic Home, a Builders Finish or a Turnkey Home. Send us the house name, tell us about any required design changes, sketch something new or simply make a list of items that are important to you and that you would like in your home.

Stage 3: Arrange Pre-Planning Meeting:

Arrange a pre-planning meeting with your local authority. Items of discussions include (1) what are the possibilities of getting planning permission for your site (2) what style of house is acceptable on your chosen site (3) discuss any restrictions, etc.

 

Stage 4: Order Architectural Drawings

We will send any agreed amendments to our architects who will now complete the house plan drawings drawings. We will keep in contact with you during the process. At this stage you will be required to pay a deposit of €5,000.00, This deposit will be credited to your account once the building commences, These drawings will typically consist of floor plans, elevations, section and perspective views.

 

In the event that you fail to receive planning permission, your deposit will be refunded to you less our architect fees for the drawings supplied to you.

 

Stage 5: Apply for Planning Permission

Using the drawings from our architect, your engineer will gather all the relevant documentation and make an application for planning permission. If you are using your own drawings, your engineer will use them in the application.

 

Stage 6:  Arrange Mortgage

At this time you need to make sure your finances for your building are in place. Complete your mortgage application, if required. Should you require assistance with your mortgage we are more than happy to assist.  Please see the Mortgage Assistance Request form.

 

Stage 7: Sign the Contract

After approval of the price and agreement of the build, we will sign a contract with you which will list all the Deliverables and Stage Payments, that will be paid by you, according to work completed.

The finalised house plans are then submitted to the factory and construction of the timberframe structure will commence.

Stage 8: Meet with DHI's Interior Designer

Have an initial meeting with our interior designer to discuss the conceptual design relevant to your home choice.

Stage 9: Prepare Site and Foundation

The site should now be prepared for foundation. Groundworks, such as driveway, needs to be completed by the Client to provide a hardcore drive for trucks.

 

Work on the foundation begins and is usually finished complete with underfloor heating pipes, steel, insulation, radon barrier and concrete etc.  We will also provide sewer and water pipes from the foundation. The provision of drainage and an effluent treatment plant is the responsibility of the client.

 

Stage 10: Construct Home Shell

Completion of foundation, underfloor pipes, walls, roof, windows & doors, window sills,

external walls plastered, fascia, soffit, gutters, down pipes and footpaths.

Stage 11: Meet with DHI's Interior Designer

Finalise interior design to Builder's Finish.

 

Stage 12: Construct Home to Builder’s Finish

Completion of Air to water Heat Pump, internal slabbing, internal plastering, 1st & 2nd fix, electrical, 1st & 2nd fix joinery, stairs (if applicable), bathroom ware and painting undercoat.

Stage 13: Meet with DHI's Interior Designer

Finalise interior design to Turkey Finish.

               

Stage 14: Construct Home to Turnkey Finish

Completion of kitchen, floors, tiles and finish painting.

Stage 15: Sign-off Completion

At this stage your home is finally completed and a Contract Completion document will be signed by the Client, Dream Homes Ireland and the relevant Engineer(s).
